2-Year Limited Repair Warranty

For 2 years from completion, we warrant the workmanship on the specific area we repaired. If that repaired area leaks or fails because of our workmanship, we will repair it at no charge. This warranty covers only the repaired area, not the rest of the roof.

10-Year Workmanship + 30-Year Manufacturer Material Warranty

For 10 years from completion, we warrant the labor (workmanship) on your new roof or recover. If the roof leaks or fails because of our workmanship, we will repair it at no charge for labor. Roofing materials carry the manufacturer's 30-year material warranty; the manufacturer's terms, registration and conditions apply, and material claims are handled under those terms.

48-hour camera feasibility review

Within 48 hours of booking, we deploy a job camera to put eyes on the project and confirm from our end that it is feasible. If we reject the job, your refund is issued immediately, or a supplement agreement can be made at that time.

What is not covered

• Wind or storm damage beyond the materials' rated limits
• Hail
• Acts of God (including lightning, fire, flood, earthquake, falling trees)
• Damage caused by others, including foot traffic, other trades, satellite or solar installers, or animals
• Unauthorized alterations or repairs by anyone other than us or our assigned contractor
• Ponding water or leaks caused by the building's structure, framing, settling or drainage design
• Lack of reasonable maintenance (for example clogged gutters or drains, debris left on the roof)
• Interior damage, mold, or consequential damages, except where the law does not allow this exclusion

How to make a claim

1. Contact us through roofmanmike.com or call 248-678-7663 as soon as you notice a problem, with your job number and photos if you can.
2. We will schedule an inspection, normally within a reasonable time.
3. If the problem is covered, we will repair it at no charge under the terms above. If it is not covered, we will tell you why and can quote a repair.
4. Keep your receipt; it is your proof of coverage.

General

• Transfer: the workmanship warranty may be transferred once to a new owner of the property if you tell us in writing within 30 days of the sale.
• This warranty is governed by the laws of the State of Michigan.
• This written warranty is the complete workmanship warranty from Modified Industrial Roofing. It does not limit any rights you have under Michigan law.
